Gunnersbury Central Heating Repair and filter installation

A newly purchased old flat with a couple of radiators that were not heating up. The customer wanted his five radiators and the Central Heating checked over before moving in. We agreed to flush the radiators through and add a filter so as to protect the boiler from sludge. On closer inspection I found that two of the Thermostatic radiator valves were closed shut. I tried to repair them but new ones had to go on. Once the system was drained the new radiator valves went one and my Adey double filter kit was added along with a cleaner. I went around the radiators agitating them to get rid of as much harmful Magnatite particles as possible. These would be collected by the two Magnets. Once that was completed, the system was drained. At this stage I checked the Boilers expansion vessel for any charge and found that it was empty, so no where for the expansion of the Central heating water to go. This would result in it coming out of the air vent inside the boiler and leading to corrosion. Once the correct amount of air was put in, the filter was added to the system pipe work and the Central heating was refilled, inhibitor added and pressurised. The radiators became piping hot very quickly! So finally using an electronic devise I balanced the radiators, which on a Combi-boiler is approx. 20 degress C difference. I do notice a lot that kitchens are built without the thought of having to get the boiler cover off, it will avoid breaking a pricy kitchen unit. Thankfully in this case it was aa couple of screws.
